Photo 1[5]Construction has started on Raglan Housing’s new £3.1 million development of 23 affordable rental homes in Sharpham Road, Cheddar. The new properties, which are being delivered in partnership with Sedgemoor District Council and regional developer Brookvale Homes, will offer a mix of 15 family-sized, three-bedroom homes for up to four people; six larger, five-person, three-bedroom homes and two one-bedroom properties.

The Homes and Communities Agency (HCA) has provided investment for the homes which will be occupied by people with a connection to Cheddar and will be let via Choice Based Lettings scheme under a Local Lettings Plan agreed between Raglan and Sedgemoor District Council. Raglan currently manages 397 properties across the local authority.

The energy-efficient homes will achieve Code for Sustainable Homes Level 3 standard which measures the sustainability of the buildings against categories such as carbon emissions, materials and water. The investment will mean a lower carbon footprint and reduced fuel bills for residents.

“With house prices out of most local people’s reach, there is a high demand for good quality rented accommodation in the community,” said Jonathan Layzell, Assistant Director of Business Development for Raglan Housing. “These much-needed affordable rental homes will enable local people to stay within the community close to their families and friends. The development will also provide employment opportunities for local suppliers and trades people which will also be good for the local rural economy.”

Duncan Harvey, Affordable Housing Development Manager at Sedgemoor District Council said:  “The high price of local housing in Cheddar continues to be a huge barrier for local people finding a suitable home, at a price they can afford, in a place they want to live. We continue to experience high levels of demand for affordable housing from local people. We are delighted that Raglan are investing their time and resources into building these much needed homes.

“Whilst we cannot guarantee to house everyone seeking an affordable home into these new homes, these additional homes will help reduce the likelihood of local people being forced out of the village to find cheaper housing elsewhere. Of course, housing is about more than simply putting a roof over people’s heads. These new homes will help local people live healthy and happy lives and contribute to the future prosperity of the village. Local people with a strong connection with Cheddar will have priority for these properties when they become available for occupation now and well into the future”

Other Raglan affordable housing developments currently under construction in Somerset include new schemes in Chard, Sparkford, Baltonsborough, West Coker, Yeovil and Monkton Heathfield.
